What is a private money loan?

A private money loan is typically based on the borrower's equity in the hard asset (property), rather than the borrower's credit score or financials. Private money loans are usually funded by private money lenders who have more flexibility and do not have to conform to strict lending requirements for conventional lenders and banks.

How do I apply for a loan?

Simply fill out an online application and we will contact you to let you know if you qualify. Our application process is designed to be fast and easy.

What fees can I expect to pay on my loan?

There is no fee or obligation to apply for a loan and receive a prequalification letter. Once you have a property under contract and begin the loan process, we charge a one-time fee which covers underwriting and processing your loan. You will also pay an appraisal fee and any other typical closing costs (taxes, insurance, escrow and recording fees, etc.) as required by the title company.

Can my loan cover purchase and renovation costs?

If you would like to roll the cost of property renovations into your loan, we have programs that will work for you. These loans are funded based on After Repair Value (ARV) and are done on a case by case basis. Contact us for more information.

What types of properties do you lend on?

Jarvis Capital Investments lends on single family homes, multi-family properties, investment rentals and sales, industrial and commercial properties, land and lots, retail properties, restaurants, buy and hold properties, fix and flip properties, horse properties and more.

Do you lend on owner occupied and non-owner occupied properties?

Because we specialize in real estate investment and commercial loans, most of our loans are on investment properties or non-owner occupied properties.

Can you help me on a property outside of Arizona?

Yes. Jarvis Capital Investments offers funding on properties in all 50 states.

What if I have had a foreclosure, short sale, or bankruptcy, have no established credit or am not a U.S. citizen?

This is typically not a problem. Because we are a non-institutional private money lender, our loans are secured by deed of trust. We base our lending decisions primarily on the value of the equity in the property, not the borrower's credit rating or financial history. We require minimal personal information and do all of our underwriting in-house for fast turnarounds on investor loans.
